2. Calculator — Estimates Only, Not a Quote
The HECM reverse mortgage calculator on this website is provided for informational and illustrative purposes only. Results produced by the calculator are estimates, not quotes, commitments, or loan approvals. Actual loan proceeds, interest rates, and fees are determined by:
- An FHA-required appraisal of the property
- Actual payoff amounts at the time of closing
- Applicable current interest rates and HUD Principal Limit Factors at time of application
- Credit and income underwriting determinations
- Third-party fees specific to your transaction and state
The calculator uses HUD PLF tables and CMT rate data updated weekly every Monday. Rate and factor changes between updates may affect actual results. No reliance should be placed on calculator output as a guarantee of loan terms.
